SRES Closes Former Call Center for $5.5MM

SRES is pleased to announce the successful closure of the sale of the former Teleperformance call center property to the King’s Temple United Pentecostal Church. The property sold for a total of $5.5 million, after approximately two years on the market with King’s Temple working on its acquisition of the site for the past year. This recently acquired property boasts an impressive 93,656 square feet of total building space, encompassing five building wings, all situated on a vast 42.69 acres of land.

The property is conveniently located in West Shreveport, occupying the east corner of West Bert Kouns Industrial Loop (Hwy 526) and Pines Road. Notably, it is positioned at a central point, just 3.7 miles from LA 3132 Inner Loop, 4.8 miles from Interstate 20, and a mere 6.4 miles from Interstate 49.

King’s Temple had originally operated from a 53,000-square-foot facility located at 8951 Kingston Rd. However, due to the rapid growth of its congregation, they found themselves in need of more space, which led to the acquisition of the 5800 W Bert Kouns property. King’s Temple will continue to operate at its location on Kingston Rd until the property, which is currently on the market, is sold.

The 5800 W Bert Kouns property was originally constructed for Summer Grove Baptist Church in 1995. Summer Grove sold the property to US Support Company in partnership with the City of Shreveport in 2004, for the purpose of converting the property to a call center campus. US Support Company fully acquired the facility in 2007 and operated as a call center until TPUSA purchased the property in 2015. TPUSA expanded and improved the site by converting the original sanctuary and largest building, E-Wing, to a customized call center space. TPUSA operated the facility until King’s Temple acquired it this October. TPUSA is leasing back A-Wing to continue to service several existing clients. SRES represented the Seller, TPUSA, in this transaction.

Mark Sealy, the President of SRES, reflected on the successful deal, noting that targeting the right buyer for a property of this caliber was the most challenging aspect. He pointed out that Teleperformance had customized the space to suit their specific needs, making it a challenge to find buyers seeking similar features. Furthermore, the decrease in demand for call centers in the wake of the COVID-19 pandemic, due to the rise of remote and hybrid work environments, limited the pool of potential buyers in the area.

Sealy, alongside Emily Bynum, the other SRES agent representing the deal, initially directed their marketing towards potential user groups, including municipalities and government agencies looking for office space, schools, churches, and similar users. This strategy was based on the property's multi-building layout and the expansive acreage it occupies.

King’s Temple United Pentecostal Church plans for multimillion-dollar renovations at the site, turning the massive call center space back into church and worship facilities. The property’s size not only accommodates space for the church, but also offers potential for King’s Temple United to transform other building-wings into a school, daycare, gym and potentially a food court for the congregation.
